Rent, deposit and payments
One monthly figure covers base rent, society maintenance, furnishing, our convenience fee and GST. The price on a home's page is the price you pay.
Utilities are separate, and there's no brokerage. Ever.
Three times your monthly rent. A longer lock-in lowers the monthly rent, so it lowers the deposit too.
When you move out, we keep a standard ₹10,000 per room for cleaning, wear and tear, and linen. Damage or unpaid dues come off separately, and we'll show you each one. The rest is back with you within 30 days of the deductions being confirmed.
If you leave before your lock-in ends, the whole deposit is forfeited. We'd rather you heard that from us now than found it in the agreement.
Yes: ₹20,000 per room holds the home for you. It isn't an extra charge, because it counts towards your deposit.
It isn't refunded if you decide not to move in. The exception is if we can't give you something we agreed in writing before you paid, like a women-only home. Then you get it back in full (refund policy).
The rest of your deposit, rent for the days left in your first month, and a one-time ₹1,000 move-in fee that covers your background check and utility setup.
Some societies charge their own move-in fee on top. If yours does, we'll tell you before you book.
By the 5th of every month, by UPI, credit or debit card, or net banking. Rent paid after the 5th carries a ₹2,000 late fee.
No. Utilities are billed on actuals and split equally between flatmates.
Where a home has Wi-Fi, we set it up so it works on day one, and you pay for it on actuals like everything else. Electricity, gas and society water are paid to the society or the provider.
Sometimes, on particular homes for a limited time. A home with one shows the saving on its card, and every home on offer right now is on the deals page.
A longer lock-in also brings the rent down. See below.
Yes. Your agreement shows the base rent separately, and that's the part you can claim. The other components can't be claimed.
Lock-in and agreement
Choose a lock-in of 6, 9 or 11 months. The longer you commit, the less you pay: 9 months costs ₹1,000 a month less than 6, and 11 months costs ₹2,000 less.
Stays shorter than 6 months usually aren't possible. Message us, and we'll tell you straight whether anything fits.
30 days, in writing, once your lock-in is done. Email agreements@flent.in. Your notice starts once we confirm it.
Two 11-month agreements. One is between you, the landlord and us, and covers rent and maintenance. The other is with us, for the furnishing.
For KYC, we use DigiLocker, or you can upload your Aadhaar and PAN.
Yes, on everyone. An outside agency checks identity, court records and employment. If the check doesn't clear, the agreement ends.
It usually goes up by 5 to 8%, depending on the home and the market. We agree the exact figure with you before you renew.
Yes, on a fresh agreement. Your lock-in and tenure don't carry over, because every agreement is tied to one room and its landlord.
Homes and flatmates

Most homes are rented by the room, with flatmates. Some can be taken whole: switch to "Entire home" on the homes page to see them. Studios are rarer, and they're labelled "Studio" on the card.
It's set home by home, and women-only homes say "Female only" on their card. When you book a visit, we ask your gender and check it against the home's rule, so nobody turns up to a home that was never right for them.
People who've cleared the same background check you will. The logos on a home's card show where they work.
You don't pick your flatmates. But if you book with friends, you choose who you live with.
Bed, wardrobe, sofa, desk and chair, fridge, washing machine, microwave, RO water purifier, power backup, and a kitchen stocked with cookware and cutlery. Bring your clothes. The rest is there.
Every home's page has photos of its actual rooms. For anything the photos don't answer, ask us on WhatsApp.
It depends on the home. A home's page lists car parking only if that home has it. Parking isn't part of the rent: you pay the society for it.
Some homes allow pets, with our approval first and an extra deposit. Ask us about the home you like before you book.
No. Every kitchen is equipped for cooking, and flatmates often share a cook. If you need vegetarian-only flatmates, tell us in writing before you pay the token.
Yes, for up to 15 days a month, with a heads-up to your flatmates. A guest staying longer costs ₹15,000 a month.
Outdoors only. Damage from smoking indoors is charged.
Visits and moving in
Open any home on the homes page and tap "Book a visit". Visits are free and run from 11am to 7:30pm, and you can reschedule or cancel yourself.
Each home's card shows when it's free: "Available Now", or the date it opens up.
Once you live there
We do. Raise it on your Flentmate channel, and we fix anything worn out by normal use, usually within 2 to 3 days. Anything broken or missing in your first 15 days is on us. Damage from misuse is charged.
Your room is professionally cleaned before you move in. Regular cleaning isn't included. You can book a deep clean through us, and flatmates often hire a maid together.
